What Beverly Hills adopted
On July 15, 2025 the Beverly Hills City Council adopted an ordinance that defines a short term rental as any lease of less than one year and prohibits them, including rentals listed on Airbnb and Vrbo. A trade association summary said it was expected to take effect on September 5, 2025. It applies to single family homes, condominiums and multifamily buildings, guest houses and accessory units.
Open questions
In September 2025 the Planning Commission voted against an exemption for historic landmark properties, leaving that decision to the City Council. Details of enforcement and exemptions may have changed since the sources below were published.
What this means when you book
- A listing in Beverly Hills offering a few nights is unlikely to fit within the ordinance as adopted. Ask the host and confirm with the City.
- If a listing offers a lease of one year or longer, it is a different arrangement from a short stay.
