Terms
Effective October 8, 2026. These terms apply to your use of deedlore.com and the Deedlore service, operated by Deedlore LLC.
What Deedlore is
Deedlore summarizes public records and other information about properties. It describes properties, not people. Nothing on the site or in a report is legal, financial, inspection, insurance or real estate advice.
Not a consumer report
Deedlore is not a consumer reporting agency. Reports may not be used to decide eligibility for credit, employment, insurance or tenancy.
Sources, dates and accuracy
Each report shows the sources searched and the date each source was checked. Records may be incomplete, delayed or wrong at the source, and addresses may match imperfectly. A report that finds nothing does not mean nothing exists. A City letter or notice shown in a report is a record that the letter was sent. It is not a finding that a violation occurred. Assessor values are the County's assessments for property tax. They are not market values or appraisals. Year built, size and room counts come from an Assessor roll that may be older than the values shown, and the report names that year. A report that does not show a parcel on the County tax sale list does not mean its taxes are current. A City foreclosure registry line means a lender registered the property with the City in the year shown. It is not a finding about the owner, and the absence of a line does not mean there was no foreclosure activity.
Purchases, delivery and refunds
Price. The price of a full report is shown before you pay. Prices are in U.S. dollars. Any applicable sales tax will be shown at checkout.
What you get. A single report purchase unlocks the full report for the one address you searched. It does not cover other addresses and it is not a subscription.
Report packs. A report pack gives you a code worth 3 reports. Each time you use the code on a new address, one report is used, and that address stays open for 7 days. Unused reports in a pack expire 12 months after purchase. Keep your code private, because anyone who has it can use the remaining reports. Your code is shown on the page you are sent back to after payment, and opening the same link again shows it again. A pack is a one-time purchase and does not renew.
Delivery. The report is a digital product, delivered on screen at deedlore.com as soon as payment is confirmed. You can reopen the same report using the link you are sent back to after payment for 7 days from the time of payment. Deedlore does not create an account for you, so keep that link if you want to return to the report. After 7 days you can buy the report again.
Payment processing. Payments are processed by Stripe. Deedlore does not see or store your card number.
Refunds. Because a report is delivered immediately, purchases are final once the full report has loaded, with these exceptions. We will refund your payment in full if (a) you were charged and the full report did not load, (b) you were charged twice for the same address, or (c) most of the report sections could not be searched on the day you bought it because a source was unavailable, and you ask within 7 days. For a report pack, we will also refund the full price if you have not used any of its reports and you ask within 7 days of purchase. Write to hello@deedlore.com with the address and the email you used at checkout. We aim to answer within 2 business days, and refunds go back to the original payment method. Your bank may take several business days to show it.
What is not a reason for a refund. A section that reports "none found" is a result, not an error. Records can be incomplete at the source, so a report that finds fewer records than you expected does not by itself entitle you to a refund. See "Sources, dates and accuracy" and "Corrections" in these terms.
Failed payments and disputes. If your payment does not go through, you are not charged and the report stays locked. If you have a problem with a charge, please write to us first so we can fix it quickly.
Additional fee requests: owner, tax and lien information
Only on request. These add-ons are provided only when you request one and pay for it. Nothing is added to a report order and nothing is charged unless you choose it.
Separate fee. Owner of record, current property tax bill and payment status, lien or recorded document searches, title and deed history, and the short term rental registration check are not part of the report price. They are additional requests with their own fee, shown before you pay. Paying for a report does not include them. Paying for an add-on does not unlock the report, with one exception: the Stay Check, which is sold as the full report for one address plus the short term rental registration check.
Delivery. We gather these records from public County sources by hand and send the results by email to the address you give at checkout within 2 business days of payment. The full title search is a records research report prepared with the help of a third party records research service, and is emailed within 5 business days of payment. It is not title insurance or a preliminary title report.
What it is not. These results are a summary of public County records as of the date retrieved. The short term rental registration check reports what the City Planning home-sharing public records portal shows for the property on the date retrieved. A property that is not shown is not necessarily unlisted or lawful, and the check does not name the host. They are not a title search, title report, title insurance or legal advice, and they do not guarantee that no other liens, documents or taxes exist. Recorded document copies, where the County charges for them, are passed through at the County fee.
Refunds. If we cannot fulfill an additional fee request, we will refund it in full. Once results have been sent, the fee is final.
Monthly plans and automatic renewal
A single report is a one-time purchase and does not renew. Monthly plans are different. A monthly plan renews automatically each month, and we will charge the payment method you provided at the price shown at sign-up, until you cancel. Annual billing, if offered, renews automatically each year until you cancel.
You can cancel at any time by writing to hello@deedlore.com or by using the cancellation link we provide. Cancellation takes effect at the end of the billing period you have already paid for, and you keep access until then. We do not refund partial billing periods unless the law requires it. If we change the price of a plan, we will tell you before the change applies to you, and you may cancel before it does.
Before you start a monthly plan, you will be shown the price, the renewal terms and these cancellation terms, and you will be asked to agree to them.
Ratings and reviews
Any rating is Deedlore's opinion, based on reviews and other information available to us on the date shown. It is not a statement of fact about any person or property.
Corrections
If you think a report is wrong, write to hello@deedlore.com with the address and the record in question. We will review it and correct or annotate the report where the record supports it.
Acceptable use
You may use reports for your own decisions about a property. You may not, without our written permission: copy, scrape, harvest or systematically download reports or data from the site; use bots or automated tools to query the service; resell, republish or share reports beyond a single household or your own business; or use the service or its output to build a competing database or product.
Our rights
Deedlore, its name and logo, and the way we compile and organize information are owned by Deedlore LLC. Underlying public records remain public. These terms do not stop you from getting those records yourself from their official sources.
No warranty and limits
The site and reports are provided as is. To the fullest extent permitted by law, Deedlore is not liable for losses arising from your use of them, and our total liability for any claim is limited to the amount you paid for the report at issue.
